Portfolio — The Grander
This oceanfront project in a hurricane-prone region required careful analysis by Fluhrer Reed to ensure a serviceable structure under harsh conditions. The decision was made during the design process to change the exterior walls to masonry in lieu of cold formed metal wall framing to provide better resistance to moisture infiltration. Fluhrer Reed redesigned the building to accommodate the added weight, while still complying with the original construction budget. Due to the potential for a flood to scour the foundations, the auger cast concrete piles were carefully analyzed and embedded 40 feet below grade. A total of 242 piles were designed under the shearwalls alone.
